Every morning as I drive into Expo City Dubai, I’m reminded why this place feels different. After the applause of Expo 2020 faded, the energy never disappeared; it evolved. Today, Expo City is built on more than 80 per cent of the original Expo 2020 infrastructure, carefully preserved and reimagined into a future-ready community aligned with Dubai’s 2040 Urban Master Plan and the UAE’s net zero ambitions.

In Expo Valley, where I work, that transformation is something I see every day. Pathways that once felt empty are rising into green corridors powered by clean energy and thoughtful design. Districts that once only existed on paper now feel alive, each contributing to a city destined to inspire.

A lesson hidden in the drawings

While reviewing drawings for Valley Views, the second phase of Expo Valley, I noticed something curious: eight buildings, some rising to G+5, others to G+14. (For context, G+5 means ground floor plus five stories; G+14 means ground plus fourteen – with taller buildings generating more revenue.)

My first thought was practical: why not make them all G+14 or G+12? Wouldn’t that be more lucrative?

Then I stepped back and saw the bigger picture. The skyline isn’t uniform by accident. Buildings are intentionally stepped so that, from a distance, they form a gentle, cascading silhouette reminiscent of a valley.

The design approach behind Expo Valley Apartments draws on desert ecology and mid-century modern design, reinterpreting local heritage through a refined, contemporary lens. Shaded courtyards, sculpted podiums and carefully proportioned towers create spaces that foster wellbeing, social connection and a strong bond with nature.

Green corridors and interconnected courtyards form the development’s backbone, naturally cooling spaces while linking the community. Buildings are clustered into micro-communities that encourage interaction, ventilation and shared shading. Heights are thoughtfully calibrated to maximise views toward Expo Valley and Expo City so that every home benefits from daylight, greenery and open vistas.

This approach reaffirms something crucial: this city isn’t being built to maximise every square metre. It’s being built with intention, beauty and meaning. Seeing that philosophy in the drawings reminded me that careful planning, adaptable design and respect for the environment can make every space feel purposeful and alive.

A city in forward motion

As Expo City’s real estate projects like Al Waha, Sky, Mangrove and Sidr Residences take shape, transforming Expo legacy structures into new homes, Expo City continues growing into a vibrant community underpinned by a strong vision.
